The balcony deck and railings must be purchased separately so it makes this set-up custom to you. Terraces come with a top half and a bottom half. VELUX manufacture VELUX roof terraces for installation on pitched roofs only. The minimum pitch they can be installed in is 35 degrees and the maximum pitch for this system is 53 degrees. Do you need planning permission for a VELUX roof terrace?

In short, yes! You do need planning permission for a VELUX roof terrace as balconies, verandas and terraces aren’t allowed automatically under Permitted Development. Permitted Development is a set of works specific to a home which are essentially pre-authorised by the local authority. Works given Permitted Development doesn’t require express planning permission. For a lot of homes, this list can include loft conversions but regardless of the specifics of the loft conversion, it doesn’t include balconies etc.

Permitted Development doesn’t automatically allow for small balconies and terraces etc. as they could be deemed invasive since they make look over someone else’s property, or they may disrupt the aesthetic of a street if they’re front-facing.
